Private equity firm KSL said on Monday it intends to buy Hersha Hospitality Trust, the owner of 25 U.S. lifestyle hotels, in an all-cash transaction worth about $1.4 billion. The move would take private Hersha at an approximately 60% premium to the real-estate investment trust’s closing stock price on Friday.
The deal is slated to close by year-end after approval by the holders of a majority of Hersha’s outstanding common shares and meeting regulatory requirements.
“Hersha and its team have built an impressive, curated portfolio of experiential luxury and lifestyle hotels and resorts in strategic markets,” said Marty Newburger, partner at KSL.
The move underscored the ongoing popularity of lifestyle properties. Some of Hersha’s hotels include The Rittenhouse Hotel, in Philadelphia, The Envoy, in Boston Seaport, and The Cadillac Hotel & Beach Club in Miami Beach.
It also highlights private equity’s ongoing interest in the hotel sector, especially as other segments of commercial real-estate stagger under the weight of rising interest rates and changed post-pandemic demand needs for office space.
KSL focus on travel and leisure businesses and since 2005 has raised about $21 billion of capital across its equity, credit, and tactical opportunities funds. It recently took a stake in Soneva Holdings, which owns three hotels in Asia.
